    August XL is the original ‘August’, SUPERSIZED! With three impressive upgrades: extra-large French doors, a bifold kitchen window and an exit door in the lounge for direct access to the rear of the tiny home. 

    Drawing from Japanese design, this tiny home truly stands out. Sleek black accents and warm Okoume plywood walls, create a sophisticated & inviting space.  The home features a mono-pitched roof, double loft layout, full kitchen, Macrocarpa pull-out table and space-saving bathroom, providing more space in the living area.   

    August XL measures 8 meters long, 2.6 meters wide, and 4.2 meters high (including the trailer) with a total floor surface of 29 m2 and weighs in at 4.5 tonnes.

    • Kitchen

    The spacious kitchen, is thoughtfully equipped with everything you need, from the pull-out pantry, stainless steel fridge-freezer and full-sized oven with gas or induction hobs to the range hood and bifold window. A custom Macrocarpa pull-out table for casual dining or meal prep & a washing machine for convenience. The earthy Brown Forest benchtop with black cabinetry adds a touch of class while the large basin and gleaming copper-look gooseneck tap provide both style and functionality.

    • Lounge

    Extra large French doors 1600mm wide. This creates an impressive visual impact both inside and outside of the home & a grand first impression. They also allow an abundance of natural light to flood the home. We have we added an exit door to the back wall, improving the flow and usability by offering direct access to the outdoor area. The warm Okoume plywood which is know for its pale pinkish-brown hue , keeps the home light and off-sets the black accents.

    • Double Left Bedrooms

    Master loft: Relax in the carpeted master loft bedroom with two windows that provide a refreshing cross breeze. It features custom storage and 2x dual power outlets with USB ports to keep your devices charged. The loft is accessed via the main stairs, which cleverly double as storage. The loft measures 2.4 meters wide, 2.8 meters deep, and 1.4 meters high. A convenient platform for getting ready for the day stands at 1.8 meters high.

    Single loft: A flexible space for sleeping or storage.  Accessed by a sturdy ladder that can be wall-mounted when not in use.

    • Bathroom

    The bathroom features a large square shower, towel rail, basin, mixer, extractor fan, & mirror storage, all neatly concealed behind a stunning barn-style sliding door. You will be responsible for selecting and purchasing your preferred toilet system (septic, flush, composting, macerating, or incinerating), we’re happy to offer guidance.

    • Exterior

    A striking blend of twice-oiled Fijian mahogany and sleek Iron Stand cladding. The mono-pitched roof lends a contemporary, minimalist aesthetic to the home. The Califont attached to the home provides instant hot water, it is standard in white, but black is an optional upgrade (as shown in pics).  

    • Lighting

      All lights throughout August XL are energy-efficient LEDs, ensuring a bright and comfortable atmosphere while minimising your environmental impact. The home features recessed lighting throughout, with dimmer functionality.

    • Hidden Storage Solutions

      Never run out of space with the clever under-stair storage units strategically integrated into the staircase leading to the Master loft.

    • Flooring

      Dark Grey SPC 100% waterproof laminate flooring on the ground level, offering durability, easy maintenance, and suitability for a busy tiny home lifestyle. Plush Dark Gray carpet flooring is featured in both the Master and Single lofts.

    • Insulation

      Fully insulated walls, floor, and ceiling with double-glazed windows and doors. The thermal resistance rating in the walls and ceiling is R2.2 (Earthwork brand), and the underfloor insulation is Expol R1.4. All windows are black, double-glazed, and filled with argon gas, with NZ certification.

    • Trailer

      Built on a custom double-axle galvanized trailer with electric brakes, removable drawbar, 3-year WOF, current REGO, and a 5-year warranty period. August XL weighs 4.5 tons, therefore it's required to be transported on a low-bed truck and then placed back on its trailer at the site.

    • Trusted Professionals

      Certified electrical, gas, and plumbing with accompanying safety certificates. We also offer a 2-year Elite workmanship structural warranty and full material warranties, ensuring your investment is protected.

    • Appliances

      The August XL comes with a full-sized electric oven, 4-burner gas or induction hob (you choose), range hood, washing machine, and fridge-freezer.

    • Add Ons

      Heat-pump or fireplace, add additional windows & doors, or upgrade the size of existing joinery. Additional storage, shelves & tables.     • Personalise Your Tiny Haven

      Pick colours and styles for the flooring, kitchen countertop, sink, knobs and faucets from our base range options. Should you wish to upgrade, this may come at an additional cost. If you'd like to change the wall colour from Okoume plywood (for example, to white or a different colour), we can provide you with a cost estimate. Chat with our team for more information.

    • Not Included In The Base Price

      Water tank, water tank connections, pump & fittings, water treatment unit, gutter & down-pipe x1, caravan plug extension cord, gas bottles x2, heavy-duty jack stands x6, entrance steps, building site prep, levelling the home, toilet system, and transport. Staging items such as bar stools & lampshade are not included in the purchase.
